WHAT IS A GREEN BUILDING CERTIFICATE?
Green building certificate is a standard for evaluating and recognizing buildings or projects that have achieved a level of environmental sustainability, energy efficiency and natural resource protection.
This certification is based on a set of standards, guidelines and criteria developed by various organizations, such as the United States Green Building Council (USGBC) and the International Finance Corporation (IFC). Buildings can be certified based on their design, construction and operations, and are often awarded a category or level of certification based on environmental performance. The certification process encourages the use of sustainable building practices and helps promote a healthier environment.
The benefits of achieving “GREEN BUILDING CERTIFICATION”
- The project attracts more tenants and buyers
- Effective in terms of management and costs.
- Improve the quality of the living and working environment.
- Minimize environmental pollution
- Be considered by the bank for a loan with preferential interest rates.
In Vietnam, there are 6 Green Building evaluation tools applied:
. LEED: the U.S. Green Building Council (USGBC) rating tool. This is a comprehensive evaluation system, suitable for projects aiming for international brand recognition, so the evaluation standards are mainly suitable for developed countries. Currently, LEED is the world's most popular and pioneering international standard, having evaluated more than 50,000 projects in all 50 US states and 135 countries. EDGE: The Organization's assessment tool World Finance (IFC). This evaluation system focuses on energy, water and materials criteria, making it suitable for projects whose main goal is to minimize resource consumption.
.LOTUS: Vietnam Green Building Council (VGBC) assessment tool. It is a tool developed on the basis of green building assessment systems of advanced countries and adjusted and supplemented to suit the construction industry practices and climatic conditions in Vietnam.
.GREENMARK: present in Vietnam in 2010, is an assessment tool of the Singapore Construction Authority (BCA). Like LEED, the criteria of this evaluation tool are mainly suitable in developed countries.
.EDGE: launched in the Vietnamese market in 2015, is an assessment tool of the World Financial Organization (IFC). Focus on 3 criteria: energy, water and materials.
.WELL: born in 2014, certified by GBCI - the same organization that evaluates LEED certification. WELL's evaluation criteria mainly focus on users' health.
.FITWEL: launched in 2017, FITWEL is currently present in more than 35 countries with more than 1,300 users.
